Real Estate’s breezy pop songs feel effortless. This is one of the New Jersey BTW‘s charms. That, and they’re a tight live band, who come off loose enough to lock into a 10-minute extended and sunny Galaxie-500-style jams at any moment. Then, of course, there are the songs themselves. For instance, the quartet standout twice on the D.C. label Underwater Peoples’ Summertime Showcase sampler, via an early take on “Beach Comber and a demo, “Snow (Instrumental).” A bit of the warm and a bit of the cold, but even “Snow” feels like the shadows beneath a powder-blue umbrella in a Jersey Shore sunset.


The comp also includes Real Estate agent Matt Mondanile’s Ducktails doing “Backyard.” As well as all of this:

You can download it for free at butterxface. The collection will show up as a CD on 5/28 for a low low price via Underwater Peoples. It’s an enjoyable, understated, and, yes, summery listen from start to finish, so not a bad investment. Fans of what Woodsist is doing should dig.
